Sole Comp

Comparables here are sparse! The only one we could really locate is from August 2014, and it’s just a few houses down the street from Moody. It’s a 1,072 sqft, 2 bedroom, 2 bath bungalow that sold for $123,900. The listing stated:

Some of its many features include master bedroom with master bath, rear alley parking, fenced yard, covered front porch, beautifully refinished hardwood flooring, NEW dimensional roof, electric central A/C and heat, laundry closet with washer/dryer hookups, and NEW special-order kitchen cabinets and counter-tops. Other features include NEW brushed nickel light fixtures, updated electric service with NEW outlets and light switches, NEW stainless appliances, NEW energy-efficient windows, NEW bathroom vanities, NEW ceramic tile flooring, NEW interior and exterior paint, NEW professional landscaping, and much more! 

My personal opinion is that, sure it’s updated, but it was a done in a generic way; the houses that sell for more around here are unique homes. A fantastic yard and landscaping also go a long way! I find this home to be lacking, which gives my hope that maybe we could aim to sell for $140,000? Fingers crossed!
