Although a walk-through should be exciting, mine was performed with a sadly impatient air since we’re not sure when (or if, really) I will be able to close on the house. There was nothing suspicious to report, and they actually had a dead tree cut down in addition to cleaning up the back yard nicely. The extra good news is, I finally remembered to take a few photos! They’re quick shots, but here are the very first “before” photos:
Here’s another, less than inspiring, comp. We’ve got a 992 sqft rancher, with 3 bedrooms and 1.5 bathrooms. This one is a little farther away, but not so much as to be excluded. It just sold, but only for $136,000. The listing states:
Fully renovated ranch style home featuring 3 bedrooms and 1 and a half baths! When you arrive you will be smitten with the well maintained brick exterior. Inside you will discover the over-sized living room featuring refinished hardwoods that run throughout the majority of your new home. Adjacent is the stunning kitchen which boasts granite counters, cherry cabinetry, and shining stainless steel appliances! A fabulous Florida room has exposed brick as the focal point and new carpet. Three great sized bedrooms afford you the space you have been searching for and the updated full bathroom has marvelous ceramic tile, a lovely vanity, and a tub/shower combo. A dedicated laundry room with washer and dryer hook-ups complete the interior of your new place. Outside you will uncover a fantastic back yard that is partially fenced and a one car, detached garage for all of your storage needs. Your new home is conveniently located close to shopping, dining, and entertaining options! Don’t delay, location + condition makes this a true find!
Are you inspired?
Today is my not-anymore-closing day and, unsurprisingly, I am not as excited as I thought I would be a week ago. Instead of closing, I’ll be canceling. At the peak of my excitement, I had hastily scheduled turn-on services for water and electricity, and scheduled the plumber and two HVAC estimates (to replace the radiators, and cool it down to husky-comfort level).
As closing has drawn closer, I’ve been sweating the fact that something is bound to go wrong. My offer was accepted too quickly, nothing major turned up in the inspection- so my hiccup must come in the closing, right? Right. It’s the day before closing and I’m feeling pretty confident that I must be one of the lucky few for whom house-buying goes smoothly. But, the sweet lies we all tell ourselves!
I received a phone call from my agent informing me that not only would we not be closing tomorrow, but our closing date is now indefinite. As I understand it, the seller filed for bankruptcy in 2006, but the debt was never accepted/cleared and she cannot sell the house until it is. The rest pretty much fell on numb ears but “court dates,” “postponed indefinitely,” and “find other possibilities” were all phrases I can recall from this conversation. I’m not ready to let Moody go, before our adventure has even begun…
There’s a comp that just popped up- and it’s got that funky flair that young buyers love! It’s right around the corner from Moody; this bungalow is smaller than ours, coming in at 976 sqft, but it’s also a 2 bedroom, 1 bathroom home. The listing makes me want to buy it:
Charming bungalow with the characteristics you would expect to find in a 1920s bungalow but with modern updates. This spacious two bedroom, one bath house offers original heart of pine wood floors, an updated kitchen with granite counter tops, energy efficient windows, new insulation underneath the house and a quaint and private back yard. The “glass house” that’s in the backyard was custom built with the original windows of the home. You don’t want to miss this one!
A greenhouse made from old windows…genius. By the way, this comp sold for a whopping $164,000- about $40,000 more than the old comp. Are we excited? YES, WE ARE.

I thought I found a fantastic deal on home insurance, but was sadly mistaken.
Apparently, huskies are considered an “aggressive breed” and many insurance companies won’t consider offering a policy if the homeowner has a husky. This isn’t the first time I have been denied due to the wonderful and gentle beast Stormur, but I had hoped those days were over along with my rental ones. We shall persevere!
Stay back, fools! He’ll kill you… with kindness.
I want an exciting comp, so my faith in designers and renovators can be restored. Not a “get in, get out” comp, but here’s one anyways. A bungalow, 1,028 sqft with 2 bedrooms, and 1 bath. It did sell for $152,000 which is good for us- moving’ on up in price!
COMPLETELY RENOVATED, ENERGY EFFICIENT, TURN-KEY ONE-LEVEL COTTAGE IN PRIME LOCATION!! All appliances convey! The most affordable option in this area and it needs NOTHING but new owners! Fenced rear yard, large storage building/workshop w/electricity, covered front porch, and much more. The interior offers immaculate finishes with insulated windows, wood flooring, ceramic tile bath / shower with new vanity, new fixtures throughout and central heat/air with LOW monthly utility bills! Own for less than you can rent!! Plenty of parking! Wonderful and quiet block. Quick closing available and preferred! Schedule a showing today, no disappointments here!!
It does disappoint. What do you think of this one? Am I too harsh a judge?
