Walk-Through Photos

Although a walk-through should be exciting, mine was performed with a sadly impatient air since we’re not sure when (or if, really) I will be able to close on the house. There was nothing suspicious to report, and they actually had a dead tree cut down in addition to cleaning up the back yard nicely. The extra good news is, I finally remembered to take a few photos! They’re quick shots, but here are the very first “before” photos:

Comp Down a Few Blocks

Here’s another, less than inspiring, comp. We’ve got a 992 sqft rancher, with 3 bedrooms and 1.5 bathrooms. This one is a little farther away, but not so much as to be excluded. It just sold, but only for $136,000. The listing states:

Today is my not-anymore-closing day and, unsurprisingly, I am not as excited as I thought I would be a week ago. Instead of closing, I’ll be canceling. At the peak of my excitement, I had hastily scheduled turn-on services for water and electricity, and scheduled the plumber and two HVAC estimates (to replace the radiators, and cool it down to husky-comfort level).

To Close or Not to Close…

As closing has drawn closer, I’ve been sweating the fact that something is bound to go wrong. My offer was accepted too quickly, nothing major turned up in the inspection- so my hiccup must come in the closing, right? Right. It’s the day before closing and I’m feeling pretty confident that I must be one of the lucky few for whom house-buying goes smoothly. But, the sweet lies we all tell ourselves!

I received a phone call from my agent informing me that not only would we not be closing tomorrow, but our closing date is now indefinite. As I understand it, the seller filed for bankruptcy in 2006, but the debt was never accepted/cleared and she cannot sell the house until it is. The rest pretty much fell on numb ears but “court dates,” “postponed indefinitely,” and “find other possibilities” were all phrases I can recall from this conversation. I’m not ready to let Moody go, before our adventure has even begun…

Fantastic New Comp!

There’s a comp that just popped up- and it’s got that funky flair that young buyers love! It’s right around the corner from Moody; this bungalow is smaller than ours, coming in at 976 sqft, but it’s also a 2 bedroom, 1 bathroom home. The listing makes me want to buy it:

“Aggressive” Huskies

I thought I found a fantastic deal on home insurance, but was sadly mistaken.

Apparently, huskies are considered an “aggressive breed” and many insurance companies won’t consider offering a policy if the homeowner has a husky. This isn’t the first time I have been denied due to the wonderful and gentle beast Stormur, but I had hoped those days were over along with my rental ones. We shall persevere!

Meh, a Comp.
